Welcome to TopStayBergamo. We invite you to carefully read these Terms and Conditions before making a reservation or staying at our apartments (including Helm House, Graphite House, and Five Star House). Confirming a booking implies full acceptance of these conditions.

  1. Purpose of the Service TopStayBergamo manages and offers tourist rental services for furnished apartments located in Bergamo. The temporary rental contract is considered finalized upon booking confirmation.
  2. Bookings, Payments, and Liability
  • Booking Confirmation: The reservation is considered valid and confirmed only upon receipt of payment (or the required deposit) or via a valid credit card guarantee, depending on the chosen rate (e.g., Standard Rate or Non-Refundable Rate).
  • Financial Liability: The guest who makes the reservation acknowledges joint and several liability for all services related to the stay until the invoices are settled in full. Regardless of billing instructions or the division of expenses among guests, the reservation holder is personally responsible for the balance of all charges and any extras incurred during the stay.
  1. Check-in and Check-out Times
  • Check-in: From 3:00 PM to 7:00 PM. Any arrivals at different times must be agreed upon in advance with management. Guests are kindly requested to communicate their estimated arrival time well in advance.
  • Check-out: By 10:30 AM on the day of departure at the latest, to allow for cleaning and sanitization operations.
  1. Cancellation Policy Cancellation conditions vary depending on the chosen rate. Unless otherwise specified in dedicated promotional offers, the following standard rules apply:
  • Free Cancellation: You can cancel the reservation free of charge up to 5 days before the scheduled arrival date. In this case, a full refund of any amount paid will be issued.
  • Cancellation Fee: For cancellations made less than 5 days before check-in, or in case of a no-show, the total amount of the booking will be non-refundable.
  1. City Tax The municipal city tax is not included in the online rate unless otherwise specified. This tax must be paid upon arrival or by prior arrangement in the following days, in compliance with the regulations of the Municipality of Bergamo.
  2. House Rules and Guest Liability
  • No Smoking: Smoking is strictly prohibited inside all TopStayBergamo apartments. Any violations will result in charges for extraordinary cleaning and environmental restoration.
  • Property Damage: Guests will be held fully responsible for any loss, theft, or damage caused to the rooms, furnishings, appliances, or fittings, whether caused by themselves or by their companions or authorized visitors.
  • Personal Belongings and Valuables: Management declines all responsibility for the loss, theft, or damage of personal belongings and valuables (such as money, jewelry, computers, or electronic devices) left unattended inside the apartments. Free in-room safety deposit boxes are available for guests (to be used in compliance with the terms and conditions of use).
  1. Amenities and Included Services The apartments offer high standards of comfort, including:
  • FTTH Wi-Fi connection and Smart TV
  • Air conditioning and heating
  • Fully equipped kitchen (with oven, refrigerator, dishwasher, tableware, espresso machine with assorted pods)
  • Bed linen and towels, courtesy set, hairdryer, and washing machine
  • Reserved internal parking
  1. Competent Court For any dispute arising from the interpretation, validity, or execution of this tourist rental contract, the Court of Bergamo shall have exclusive jurisdiction.
