💳 1. Payment and Cancellation Policies Flexible Rate: Allows free cancellation up to 72 hours before check-in (3:00 PM of the third day prior to arrival). After this deadline or in case of a No-Show, the full amount will be charged. Non-Refundable Rate: The full amount is charged at the time of booking. No refund is granted in case of cancellation, modification, or failure to show up. Note: The guest specifically accepts this clause pursuant to articles 1341 and 1342 of the Italian Civil Code.
🚭 2. Smoking and Pet Policy Smoking: Smoking is strictly prohibited in all indoor areas. Violation will result in a 150€ fee for professional fabric sanitization. Pets: Although we love animals, the property is not equipped to accommodate pets (not even small ones) to ensure hygiene and the safety of guests with allergies.
🤫 3. Quiet Hours Absolute silence is required during the following time slots:
10:30 PM – 8:30 AM 2:00 PM – 4:00 PM To preserve the peaceful atmosphere of the property, please keep TV and conversation volumes low, avoiding the use of noisy appliances or loud footwear (heels) during the hours listed above. Parties or events are strictly prohibited.
♻️ 4. Waste Sorting (Municipality of Bergamo) Please follow the instructions provided at the end of this page in the manual section to separate Plastics/Cans, Paper, Glass, Organic, and General Waste.
Leaving garbage bags inside or outside the property is prohibited; please use the designated containers. Any unsorted waste will result in a 30€ fee for manual sorting. Energy Saving: For a lower impact on the ecosystem, please turn off lights and air conditioning when you are out.
🛂 5. Legal Obligations and Security Documents: Upon arrival, it is mandatory to show a valid identity document for registration with the Police Headquarters (Alloggiati Web Portal). Guests: Access to the property is strictly forbidden to persons not declared at the time of booking. City Tax: Unless otherwise specified, the City Tax of the Municipality of Bergamo must be paid upon arrival; for calculation details, please visit this page. Liability and Damage Compensation: We do not require an advance security deposit. However, the guest is held responsible for any damage caused to the property, furnishings, or systems, as well as for violations of the regulations (e.g., smoking in the room or unsorted waste). In case of damage or missing items found at check-out, management will quantify the restoration cost and request immediate compensation using the payment method used for the booking or through legal action.

⚙️ Technical Instructions Climate Control: The thermostat is located in each room for both underfloor heating and air conditioning, for which you will also find a remote control to adjust fans, dehumidification, timers, etc. In summer, the air conditioning is active; please do not set a temperature below 22°C to prevent the system from locking. Kitchen: Instructions for the induction cooktop, oven, dishwasher, and coffee machine can be found directly in your accommodation. Smart TV: You can log into your own streaming accounts; please remember to log out upon check-out.
🗑️ Waste Guide Recycling bins are located in the courtyard under the stairs leading to the upper floors.
Yellow: Plastics and Cans Blue: Paper Grey: General residual waste (Anything that cannot be recycled: diapers, extinguished cigarette butts, non-biodegradable pet litter, waxed paper, cleaning dust, etc.). Brown: Organic waste (Food scraps of all kinds, fruit and vegetable waste, coffee grounds, tea bags, cut flowers, and used paper napkins). Waste Sorting in Bergamo: Help us respect the environment and the Valtesse neighborhood by following these simple rules:
General Unsorted Waste: Use only the provided grey bag. Do not include recyclable materials. Organic: Food and biodegradable scraps to be placed in compostable bags inside the brown container. Plastics and Cans: Bottles, flasks, plastic tubs, and aluminum/steel cans go into the yellow bag. Paper and Glass: Paper: Boxes, newspapers, and cardboard (in the blue container). 🗺️ Transport from your accommodation to main destinations - Airport transport: For Orio al Serio Airport (BGY), we recommend taking Bus Line 7 or 9 and, transferring at the Portanuova/Grazie stop, taking Bus Line 1, or using the Taxi service (Tel. 035 4519090). Station transport: To get to the bus station, take Bus Line 7. Transport to Città Alta: To reach Città Alta, we recommend taking Bus Line 7 or 9 (or walking 300 meters) to the Baioni 76 stop, then walking 50 meters to the Via Buozzi stop and taking Bus Line 3.
